The EU 2010/31 Directive on the energetic performance on building says that within 2020 all new European buildings will be “nearly zero energy buildings” (NZEB), setting 2018 the term for the new public buildings.


Reaching these goals means redefining the designing and constructing way for new buildings, using the appropriate tools and technologies in order to reach the goals set.

The new needs imply a new, multi-disciplinary approach aimed at optimizing the environment-building system.


In a zero energy building design, it is necessary to minimize energy demand and maximizing efficiency production and emission. Evaluation and analysis should be repeated until the optimal solution is found, from an esthetic, functional, energetic and economic point of view.


In this context, advanced calculation tools are needful to support designers through detailed simulation in a dynamic regime of the energetic behavior of the systems.

What we do:



  1. Energy behaviour and preliminary monitoring: In support of preliminary phases Exalto does energy audits that include thermography and dynamic simulations.
  2. Action planning and pre-feasibility studies: based on preliminary data, Exalto elaborates energy efficiency plans, integration of renewable energies and monitoring tools
  3. Incentives: Exalto provides support for the access on the main national incentive mechanisms. In particular, “Conto Termico”, tax cuts, Energy Efficiency Certificates, the National Fund on energy efficiency.
  4. Finance: in collaboration with Innovatec spa (Exalto’s associate) Exalto is able to propose energy savings actions with Third Party Finance.
  5. Certification of energy savings: Exalto is able to support its clients to receive the LEED certificate.
  6. R&D: The adoption of innovative services and technologies is developed through research projects funded by regional, national and European tenders.
